Who can see what ...

For the submission and recording of property offers, information is shared as follows:

Where an accepted property offer exists (or a submitted offer that is yet to be rejected), the property seller will be able to see:
- The buyers name (but NOT their contact details)
- The buyers buying position scores (the 'Mortgage Score' & 'Property Score') which shows their progress towards raising mortgage finances (if applicable) or the selling of any properties (if applicable).
- The number of properties that the buyer is selling (if applicable), including the locations (street, town and postcode only) and property characteristics
- The current sale status of those properties, including:
- The buyers Hipla max property price (calculated based on the information that has been provided) so the seller can see that the buyer can afford to purchase their property. No individual breakdown of the inputs into calculating this are provided, but a 'Confidence Level' and explanations of that confidence level are, i.e. if there are no valuations or offers on a property then we have to use the buyers own provided valuation and thus they receive a lower confidence level.
- Additionally, the seller will also be able to see these details for anyone who is below the buyer in their chain (assuming their details are also in hipla.co.uk too).
- And finally, any agents that the seller has registered with (as a 'buyer') will also be able to see the above (except for the specific details of any valuations that have been done).
Where an accepted offer (only) exists, the buyer will be able to see:

The sellers name
The number of properties that the seller is selling, including the locations (street, town and postcode only)
If applicable, the sellers buying position scores (the 'Mortgage Score' & 'Property Score') which show their progress towards raising mortgage finances (if required) or the selling of any properties (if required).
Additionally, the buyer will also be able to see this summary information for anyone who is above them in their chain (assuming their details are also in hipla.co.uk too).
No further detailed information is provided to the buyer.

How it works

1. Create legal packEasily and securely provide your data to create your property's Digital Legal Pack. We also link to HM Land Registry so you can include the property's official title register and title plan.

2. Share with us Firefly Homes will use your Digital Legal pack to market your property and attract more buyers. There will be a dedicated URL that potential buyers can use to view your property's Digital Legal Pack (before they make an offer) and Firefly Homes can control which buyers have full access.

2. Share with lawyerWhen you have accepted an offer, your conveyancer will download your pre-completed legal pack in the correct Law Society format. This means they can action your property sale much quicker than if they had to ask you to source this information from scratch.
